This also applies to any of the aforementioned installations that may damage the furniture. The tenant is required to comply with the rules of the residents’ association for the building situated at (address): XXXX and to adhere to the house rules for the flat. 2. The tenant is obliged to inform the landlord immediately in writing of any problem or damage that may have occurred or has already occurred to any fixtures in the flat and/or communal areas that may cause harm or pose a danger to tenants and guests. The tenant shall be liable for any future problems that may arise due to hazardous living conditions. 3. The tenant is obliged to inform the landlord immediately in writing of any information or matter that may be detrimental to the room/house or any occupant of the property; should this be disregarded, the tenant shall be liable for all damage and defects that have not been reported to the landlord. 4. Pets are prohibited both in the room and in communal areas. 5. Access to private areas of the building or to other rooms is restricted. 6. Smoking is prohibited throughout the building. 7. You must use electricity and lighting in the property as efficiently and economically as possible. 8. You must treat other tenants and neighbours with respect and kindness. 9. Tenants must be mindful of noise levels in the building. 10. Parties are not permitted. Should a party be organised, each tenant may be fined €100. Intervention by the police and/or members of the residents’ association will result in immediate eviction and the loss of the tenant’s deposit, as this constitutes a breach of contract and you may still be required to pay the full rent. 11. Visitors are permitted provided they do not cause any disturbance to the other tenants.
